I am a member of Project Decor’s Style Exchange and have been enjoying creating design boards using various furniture styles with accessories.

Since Christmas is fast approaching, many home owners are planning their Holiday festivities.  In my house, we always decorate for Christmas as a family and enjoy using both “old” and “new” decorations to complete the look.

Wreaths have always been a favorite Holiday decoration for us because they are so versatile and can be used for many different occasions.  A wreath can vary in size from 10-12 inches to up to 30 inches and can be decorated with anything from pine-cones to silk ribbons.  Smaller wreathes can be used on Holiday tables as centerpieces or even hung on a window for some added festiveness.

Your master bedroom is supposed to be a sanctuary, a place to retreat after a stressful day of work.  A master bedroom‘s design cannot be all flair, we also need to consider the room’s function.  This is a room that can be more personal than most, when it comes to design.  Before you start any design process it is important to measure the space carefully and to document the doorways, windows, closets, baseboard heaters, and any other items that could impact your design. The budget is also important, as it will influence all the steps below…

Here are the basis steps to design a master bedroom (or any bedroom):

When starting to design your master bedroom, the easiest place to start is the bed.  The bed, after all, will be the focal point of the room. There are many options of headboards and beds that you can choose from ~ a four post bed, a sleigh bed, upholstery headboards, to a simple iron headboard. Here again, your unique tastes and style will come into play.

Next, the selection of luxurious linens occurs.  This is a logical step after you select which bed to place in your bedroom. The linen you select can be a design inspiration for the remainder of your bedroom. Decorative pillows are the logical next step after the linens are decided upon.  A master bedroom will have a minimum of four pillows and several layers of decorative pillows in similar colors.

Decide on a quality bedroom set that has a classic look. Please remember that you will probably use this set for the next ten years, so verify that the dresser drawers are made of real wood and will stand the test of time.  The color of the furniture should be a neutral wood, nothing outlandish that will be out of style by next season.

To keep a consistant color scheme in your master bedroom, your windows need to either have a blind that matches the bedroom furniture or a soft drapery that matches the lines and decorative pillows. (Remember to order your drapes or roman shades with blackout liners, so you can sleep past 5:00 AM.)  If you go with a wooden blind, you may want to add the two inch fabric swatch on the blinds in a coordinating color to the linens.

The actual design setup:

The master bedroom setup that looks fantastic is when there is a nightstand on each side of the bed with a matching light on each side. There also needs to be some greenery brought in.

To create a warm feelingin your master bedroom, please decorate with beiges, warm browns, and terracottas.

To create a cool feelingin your master bedroom, please decorate with pale colors such as light blue and lavender.

If you want to create a focal wall, choose the wall behind the bed.  The focal wall can be painted a different paint color, fabric, or wallpaper can be used for an even more dramatic look.

Remember to keep your accessories to a minimum as the master bedroom is a place of rest and relaxation.  Once the furniture has been setup with the appropriate linens, you should have no trouble selecting the finishing touches such as artwork, candle sticks for romance, and perhaps a rug to keep your feet warm.

From recycled glass tile, bamboo flooring, textiles, low VOC paints, cleaning products, to home design products, the trend towards green design seems to be growing due to consumer’s heightened consciousness of the importance of using items that are good for our environment. Using recycled items is also gaining interest among interior design clients.

There are varying degrees of “green,” also called eco-friendly design, but in general a product must be made from a renewable material that was grown organically with minimally impact to the environment; the manufacturing process must not cause pollution.  Green products may be recyclable, hypoallergenic, and biodegradable, and some may even save energy (such as energy star appliances and energy efficient light bulbs).

If you were to ask the average person what going green means, they may picture lines of solar panels angled on their roof line. While solar panels are a great way to save money on your energy bill and definitely fall under the going green umbrella – the expense of installing them can be very steep; simple changes can have a positive impact in our lives as well. If you need to upgrade your flooring, going with a bamboo or cork is a would be an environmentally friendly option.  When selecting a wall paint, it is always healthier to select a low or no-VOC paint, since it uses water as an ingredient and is less hazardous to the environment.

Eco friendly interior decoration avoids using toxin-introducing materials in your home. Synthetic fragrances and air fresheners may release  volatile organic compounds (VOCs) that can irritate the respiratory system. Candles made before 2003 were made with lead-core wicks and are now banned, according to the National Candle Association.  Organic soy and beeswax are green options that are better frangrance choices for your home; these choices are safe for pregnant woman and people with asthma.

When selecting cleaning products, it is always a better option to select a green product.  Synthetic cleaners pollute our environment and can affect our lungs.  Using water and steaming your ceramic tile is a great way to clean your kitchen floor.  Products such as Cleaning the Green, are all natural and are great glass and surface cleaners.  Also, Pet Pure Ayre Odor Eliminator is all natural and safe for your pets and will eliminate all your pet’s odors.  Vinegar and water is also a great all natural cleaner for your kitchen and bathroom.  Believe me, you will start to feel better when you use all natural cleaners in your home.

Keep in mind that “greening” your entire home does not happen overnight, it is an ongoing process that can lead up to an large environmental impact overtime that will also affect your health positively. Adding plants are an excellent green option and design element to add to any room.

Lighting is usually one of the least planned design elements in a home or commercial place but it has a dramatic impact on the atmosphere. Lighting can be used not only for visual comfort, but also to achieve predetermined emotional responses from the lighted environment. By manipulating the illumination levels of lighting and the color of the light in the light source, certain emotional responses can be achieved.  When using light to create a mood, it may be necessary to hide the light source and only show its effect.

Dimly lit rooms create an atmosphere of relaxation and restfulness, while highly lit rooms are beacons for activity and alertness. A dimly lit room is conducive to warmth and intimacy while concealing architectural flaws.  A master bedroom could be setup with a dimmer to support intimacy and romance. Candlelight is an excellent source of light for a romantic dinner; the flickering flames create an atmosphere for intimacy and relaxation. The red candle light flame even flatters most individuals’ appearances, who would not want to dine by candlelight?  To create a celebratory mood, bright light and the reflection of objects helps to achieve this. A room that has brighter bulbs on, especially during the winter months, is perceived as a warmer room. 

There are basically three types of light bulbs to choose from:

1.  Incandescent light bulbs ~ these are the most common bulbs. This type of light bulb turn on immediately, can be dimmed, come in many shapes and sizes, and are inexpensive to buy. However, incandescent bulbs are usually expensive to operate and give off a warm, yellowish glow.

2.  Halogen light bulbs ~ are a form of incandescent lighting, but are more costly to buy but are more energy efficient to use. Halogen bulbs can cause burns if touched directly. Halogen bulbs do not work in standard light fixtures and require protective housing. A benefit of halogen bulbs is the bright white color they give off is the closest to natural sunlight.

3.  Fluorescent light bulbs~ have been used in homes for decades but have a slower start up than the other bulbs.  Recent improvements in fluorescent bulbs make them more favorable to home owners. This type of bulb is very efficient and uses only 25% – 35% of the energy required for a comparable incandescent bulb, but cost more than incandescent bulbs.  Flourescent light bulbs can be used in most light fixtures but some can not be dimmed.  This bulb also contains mercury, so be careful if you break one.  This bulb gives off a bluish-white light.

Lighting can be “soft” or “hard.” Soft lighting is conducive for a relaxing environment and it also will minimize harsh shadows.  Soft lighting is diffused lighting. Hard lighting is usually used for supplemental lighting and it used for tasks such as reading or working.  Each light bulb has a color temperature and color rendering index. The color temperature is the color shade, however subtle, of the light emanating from the light source. Lamps with lower color temperature will have a warmer tone than those with higher color temperatures. The color rendering index (CRI) is a measurement scale on the light’s ability to render the trueness of colors, as they would appear in natural sunlight. The scale runs from 0-100 (100 is the best). A lamp with a CRI of 80 or better will represent colors the closest to sunlight. Incandescent or halogen lamps typically have very high CRI. Color rendering will influence how you see colors in your home; if the CRI is poor the colors in your home will not be true.

Most incandescent light bulbs can give off a yellowish glow which can seem depressing at times. By changing to daylight style light bulbs, the light in the room will be closer to that of actual sunlight. However, some people may not like these daylight bulbs as they are brighter than the incandescent bulbs.  If you want to create a cozy feeling in a room, than use an incandescent bulb. To further enhance the mood, you can go with a lower wattage bulb to keep the room a little bit darker or use a dimmer.

Colored lighting may also be used to influence the atmosphere.  To create a warm atmosphere, use colors such as red, yellow, and orange. To create a warm atmosphere, use colors such as violet, blue, and green.  Just keep in mind, that the colors blue and blue-green are not very flattering on a person’s complexion. It is better to use a bulb that is not too rich in color as you can achieve the opposite effect that you were trying to achieve. Yellow and red can be used to create a romantic effect while white and yellow light are appropriate for formal occasions.

Using floor lamps in each room with three way bulbs can help to create intimacy when additional lighting is required. Overhead lighting will spread throughout a room and should be used to create an active mood.  To create an intimate mood, it is better to use a table or floor lamp.  The kitchen and bathroom are two rooms within the home that always requires bright lights.

 A successful lighting design will employ dimmers on various light switches so light can be adjusted for optimal mood enhancement.  It also contains ambient lighting for general illuminations with task lighting for specific activities. To achieve your desired lighting scheme in your home, lighting may need to be done in layers. With the large selection of lights available today at low costs, it is easier than ever to create the mood you are looking for.

There are three things that sell homes in today’s market:

1.  Your online pictures.  I have to agree with this, since over 85% of buyers are looking on the Internet first before visiting a home.  If your online home picture are not impressive, most potential buyers will not physically go to see your home.  In the age of the Internet, online marketing is very important.  Once you have perfected your online pictures, make sure buyers can locate your listing everywhere.  There are even sites that allow you to list your home for free such as Zillow.  Homes that have 20 pictures or more receive the most traffic on the Internet, so make sure your home has as many pcitures as possible online.

2.  Your home’s price.  If you are priced too high in your neighborhood, your home is not going to sell and it definitely will not sell quickly.  Your online marketing and your home’s price are the 2 most important things to get right when selling your home. This is something a qualified realtor and home stager can help you with.  To find a realtor in your area, you can go to realtor.com and take a look at the number of listings this realtor currently has.  This will help a home seller determine the realtor’s experience in your neighborhood. To find a home stager in your area, you can go to http://www.homestagingresource.com and select the Directory on the right hand side.  You can also try http://www.ashsr.comwhich is the American Society of Home Stagers and Redesigners or http://www.realestatestagingassociation.com/which is the Real Estate Staging Assocation.  A staged home sells for 6-10% more money than a home that is not staged, in other words, your home could sell for $20,000 or more from a simple home staging!  Kate’s Home Staging and Redesign is a member in good standing of all three of the above staging associations.

3.  External Curb Appeal.  In this market, you need to have great curb appeal outside and draw potential buyers inside your home.  Please invest in some black or red mulch to make your flower beds pop and also make sure your house number is large enough and can be seem from the street.  A potential buyer will get frustrated if he/she cannot locate your home on a street because there is no number on it.  We are in a buyer’s market so please make sure the outside of your home looks neat, no debris and untidy yards.

These are the three items needed to attract a potential buyer into your home – the right price, the right online pictures, and great external curb appeal.  Of course, there are other items that influence whether your home will sell or not – like location – but we can change the above three items with some simple effort.

Once the potential buyer has entered your home please make sure your home is clean and has been maintained appropriately. Also, add some color in the form of accent pillows in your living rooms and bedrooms.  This is another very inexpensive fix to make your home look great. Also, do not overlook any simple home maintenance repairs. A leaky faucet can be fixed with a 50 cents washer and should not be overlooked if you are planning to sell your home.  Please paint stained walls, shampoo stained carpets, and clean everything twice.  You really do not want to scare off a potential buyer with a quick fix that you could do on your own in an hour or less.

If you are planning on selling your home, it is probably the largest investment you have and you need to market it as such. Spending a $1,000 – $2,000 to prepare your home for sale will help you receive top dollar for your home and could also speed up the sale of your home.

Homes for sale that have 20 or more pictures on the Internet get the most traffic from potential buyers. Virtual shows are also very attractive to potential buyers. The Internet is how we attract the buyers into your home in today’s technology driven market. 

It is extremely important the you prepare your home before you take your MLS pictures that will get posted on the Internet for everyone to see.  The home with the best Internet pictures will most likely get the most buyer traffic to its’ front door.

Here is a quick list of what you should do:

1.   Clean each room. Get rid of any clutter and make sure all the counters sparkle and look fanstastic.

2.   Bathroom.  Please close the toilet lids and put in fresh towels.  Put your personal items and toothbrushes away please. Absolutely no medications on the sink.

3.   Outside your home.  Pick up all your yard debris and remove the cars from your driveway, this will make the picture look even better.

4.    Bring in some fresh flowers for your tables.  I always love fresh flowers, besides the smell they also look great in pictures.

5.   Garbage cans.  Please remove them from the room prior to taking your picture, a potential buyer does not want to see your over-flowing kitchen garbage can or your bathroom garbage.

6.   Lighting.  Take pictures with your lights turned on and off and with your blinds opened and closed.  This way you can post the pictures that look the best online.

 

Preparing your home before you take your MLS pictures is very important since over 85% of potential home buyers are starting their home searches on the Internet.  We cannot ignore the importance of technology when marketing your homes today!

Also, do not forget to crop those digital pictures after you take them.  If the picture is very dark, please use the photo light adjustment feature and lighten those photos up. You can also try the “auto-adjust” feature to see if this helps your pictures. If a potential buyer cannot see what the picture actually is, they may more on the the next online listing that has clear, bright pictures.

If you need help with this process please contact a local Realtor or home stager for help.  Remember, if a potential buyer does not like how your pictures look on the Internet chances are they will not come to your house to look at it. 

Remember, if you are planning on selling your home also make sure you leave your light on during the evening hours and that your house number is clearly marked.  A potential buyer may try to drive buy your home after work to take a look at your external curb appeal!  This is why it is important to keep those yards clean and neat.

Well, I figured I would post my journey as a start up Home Staging Company online for other to enjoy.  I completed an online Home Staging Certification course and then took a second hands on course to ensure my skillset was ready for any potential clients.  I really enjoyed taking both of these courses and design has always been one of my passions.  I am a home based business, so networking with other businesses and clients is my main goal for my business during its first year.

I created a great portfolio for my clients to look through which consists mostly of friends and neighbor’s homes.  Everyone was thrilled with the free design help and I am sure I could still be giving my services away for free.  I have even spent a substantial amount of time working on a vacant staging project for a Realtor.   It was a great learning experience and forced me to grow my accessory inventory to a much larger selection.

All my marketing materials have been ready since June.  My web site has been up and running since early June and I also created business cards, brochures, and postcards.  I joined every local staging society I could find, but apparently there aren’t any local staging groups interested in meeting and exchanging ideas. This was disheartening to say the least.

The local Association of Realtors newletter seems to be endorsing staging as a must do for anyone selling a home but in my limited experience I have not found any realtors willing to pay for this service out of their commission.  I did find one realtor office interested in my services, I only had to pay $1,500 to join their team for one year.  I did consider their offer, but as a small business startup I felt this money could go to a better purpose this year.

In desperation for face-to-face networking opportunities, I just joined the Orange County Chamber of Commerce.  I think I found what I was looking for.  They seem to have a networking event every other week.  I have even joined a committee in my first 2 weeks as a member.  Last Friday, I drove up to the Chamber offices and met all the staff.  Cheryl was absolutely great, she signed me up for the Chamber and spent over an hour with me just going over different networking activities I may like.  I signed up for their Casino Night in New Windor on September 25th, and the third place prize is a Kate’s Home Staging Redesign Consultation.  Free Publicity for the event from the Chamber and a night of gambling and networking, this is what I have been looking for.

As the summer winds down and I am approaching the half way mark of myHome Staging and Interior Redesign business, I am hopeful to grow my connections and client base.  I will keep you posted on how my new networking endeavours work out.
