Since Spring is almost upon us, I always begin to stir and think of ways to update my home.

Since buying a 100 year old Farm House in Orange County, New York, I have not been happy with my master bedroom.  We were unable to re-do this room prior to moving into the home a little over a year ago.

For some reason, the main bathroom and kitchen took the priority ūüôā

As a home decorator, I have been creating online master bedroom design boards in the hopes of creating the perfect retreat.

Homes for sale that have 20 or more pictures on the Internet get the most traffic from potential buyers. Virtual shows are also very attractive to potential buyers. The Internet is how we attract the buyers into your home in today’s technology driven market.¬†

It is extremely important the you prepare your home before you take your MLS pictures that will get posted on the Internet for everyone to see.¬† The home with the best Internet pictures will most likely get the most buyer traffic to its’ front door.

Here is a quick list of what you should do:

1.   Clean each room. Get rid of any clutter and make sure all the counters sparkle and look fanstastic.

2.   Bathroom.  Please close the toilet lids and put in fresh towels.  Put your personal items and toothbrushes away please. Absolutely no medications on the sink.

3.   Outside your home.  Pick up all your yard debris and remove the cars from your driveway, this will make the picture look even better.

4.    Bring in some fresh flowers for your tables.  I always love fresh flowers, besides the smell they also look great in pictures.

5.   Garbage cans.  Please remove them from the room prior to taking your picture, a potential buyer does not want to see your over-flowing kitchen garbage can or your bathroom garbage.

6.   Lighting.  Take pictures with your lights turned on and off and with your blinds opened and closed.  This way you can post the pictures that look the best online.

 

Preparing your home before you take your MLS pictures is very important since over 85% of potential home buyers are starting their home searches on the Internet.  We cannot ignore the importance of technology when marketing your homes today!

Also, do not forget to crop those digital pictures after you take them.¬† If the picture is very dark, please use the photo light adjustment feature and lighten those photos up. You can also try the “auto-adjust” feature to see if this helps your pictures. If a potential buyer cannot see what the picture actually is, they may more on the the next online listing that has clear, bright pictures.

If you need help with this process please contact a local Realtor or home stager for help.  Remember, if a potential buyer does not like how your pictures look on the Internet chances are they will not come to your house to look at it. 

Remember, if you are planning on selling your home also make sure you leave your light on during the evening hours and that your house number is clearly marked.  A potential buyer may try to drive buy your home after work to take a look at your external curb appeal!  This is why it is important to keep those yards clean and neat.

This is a question most Realtors and home sellers constantly ask themselves. In this market, I guess we cannot blame them for wanting to save there money.¬† A professional home stager is trained to look at your home objectively, address traffic flow issues, address maintenance issues, ensure there are no odor issues, make sure there is enough natural or artificial light in each room, depersonalize the entire home, create emotional connection points for potential buyers, and bring the buyer’s attention to focal points and your home’s architectural details.¬† Home stagers are also trained to create great curb appeal and which home improvements will give a home seller the best return on your investment.¬† After all, no one wants to spend thousands on a home you are planning on leaving.

According to a 2007 Home Gain Survey of 0ver 2000 Realtors, Home Staging has a 343% return on investment.  The typical cost for a half day of hands-on staging in the New York area is $45o dollars.  This includes moving furniture around, eliminating clutter, light cleaning, and addressing lighting and design issues.  A staged home typically sells for up to 10% more than an unstaged home and in less time. 

By creating emotional connection points, a home stager will help a potential buyer to connect to your home and picture themselves living in it.¬† This is a ‘Feel Home” philosophy that is so important in the selling process.¬† Just take a look at before and after pictures and you will see the difference.¬† In order to get a home sold today, your rooms need to be professionally staged and them your stager will take digital pictures for you.¬† These pictures need to be placed online because over 85% of home buyers are starting their search for a new home by using the Internet.¬† Your online photos must be clear, well lite, and staged.¬† The next thing a potential buyer may do is drive by your home, so please make sure you have great external curb appeal — clean lawn (no toys, debris on lawn), house number with light on it, trees trimmed.¬†

A professional home stager should be able to stage your home and be able to provide you with great digital pictures to be given to your realtor to be posted online.  This is a big part of your home selling process. Home stagers can also provide you with a virtual show of your home to be posted online as well.

Well, I figured I would post my journey as a start up Home Staging Company online for other to enjoy.  I completed an online Home Staging Certification course and then took a second hands on course to ensure my skillset was ready for any potential clients.  I really enjoyed taking both of these courses and design has always been one of my passions.  I am a home based business, so networking with other businesses and clients is my main goal for my business during its first year.

I created a great portfolio for my clients to look through which consists mostly of friends and neighbor’s homes.¬† Everyone was thrilled with the free design help and I am sure I could still be giving my services away for free.¬† I have even spent a substantial amount of time working on a vacant staging project for a Realtor.¬†¬† It was a great learning experience and forced me to grow my accessory inventory to a much larger selection.

All my marketing materials have been ready since June.¬† My web site has been up and running since early June and I also created business cards, brochures, and postcards.¬† I joined every local staging society I could find, but apparently there aren’t any local staging groups interested in meeting and exchanging ideas. This was disheartening to say the least.

The local Association of Realtors newletter seems to be endorsing staging as a must do for anyone selling a home but in my limited experience I have not found any realtors willing to pay for this service out of their commission.  I did find one realtor office interested in my services, I only had to pay $1,500 to join their team for one year.  I did consider their offer, but as a small business startup I felt this money could go to a better purpose this year.

In desperation for face-to-face networking opportunities, I just joined the Orange County Chamber of Commerce.¬† I think I found what I was looking for.¬† They seem to have a networking event every other week.¬† I have even joined a committee in my first 2 weeks as a member.¬† Last Friday, I drove up to the Chamber offices and met all the staff.¬† Cheryl was absolutely great, she signed me up for the Chamber and spent over an hour with me just going over different networking activities I may like.¬† I signed up for their Casino Night in New Windor on September 25th, and the third place prize is a Kate’s Home Staging Redesign Consultation.¬† Free Publicity for the event from the Chamber and a night of gambling and networking, this is what I have been looking for.

As the summer winds down and I am approaching the half way mark of myHome Staging and Interior Redesign business, I am hopeful to grow my connections and client base.  I will keep you posted on how my new networking endeavours work out.
